To maintain the beauty and integrity of Foxchase on Emerald Lake, all residents are expected to adhere to the community covenants. These guidelines ensure a high standard of living and protect property values for everyone.

Key Guidelines Summary

Architectural Control

  • Approvals: All new construction, decks, pools, driveways, mailboxes, exterior lighting, and fences must be approved by the Design Review Board (DRB) before work begins.
  • Dwelling Size: Minimum 2,000 sq. ft. for 1-story homes; 1,400 sq. ft. main floor for 1.5+ story homes (2,000 sq. ft. total).
  • Setbacks: Generally 50' front, 15' side, 80' from lake shoreline (subject to DRB/Topography).

Property Maintenance

  • Upkeep: Lawns must be mowed, watered, and weed-free. Trees and shrubs must be pruned.
  • Exterior: Paint, roofs, gutters, and mailboxes must be kept in good repair and attractive condition.
  • Garbage: Trash containers must be stored out of sight (rear of dwelling or screened) except on pickup days.
  • Clotheslines: Prohibited unless in a hidden service court.

Vehicles & Parking

  • Parking: Vehicles must be parked in garages or driveways. No street parking.
  • Storage: Boats, motor homes, trailers, or recreational vehicles may not be parked where they aesthetically detract from the subdivision (as determined by DRB).
  • Condition: All vehicles must be licensed and in proper operating condition (no noise/exhaust hazards).

Fences & Structures

  • Fences: Generally not recommended. If approved, must be dark chain link, cedar, or similar. Max height 5 ft.
  • Lake Lots: No fences within 30 feet of the lake shoreline. No sea walls unless erosion warrants.
  • Temporary Structures: No sheds, tents, shacks, or trailers allowed as residences.

Lake Rules

  • Boats: Only inboard competition ski boats (AWSA approved) are allowed for skiing. No outboard motor craft are permitted on the lake.
  • Skiing: 1 ski boat at a time (unless 2 agree to dual operation). Skiers yield to fishing boats 1st/last hour of day.
  • Swimming: Allowed 8:00 AM - 10:00 PM.
  • Docks: Must be approved by DRB. Max 20' extension from shoreline.

Pets & Animals

  • Livestock: No livestock or poultry allowed.
  • Household Pets: Dogs and cats are permitted (must not be a nuisance).
  • Horses: A limited number (max 3) may be kept on certain approved lots with specific written permission.
